Scotts Run in Tysons adds shipgarten, Skanska residential tower, corporate hotel

Scotts Run adds residential towers, corporate hotel and entertainment venue in Tysons, VA

Walkable community next to McLean Metro Center just months from opening

The mixed-use Scotts Run development, which encompasses 6.5 million square feet in Tysons, Va., is taking shape. The project sits adjacent to the WMATA McLean Metro station and the Capital One Campus. Dolley Madison Boulevard divides Scotts Run South and Scotts Run North. An entertainment space, managed by Capital One, is emerging, along with corporate office and amenities space and a corporate hotel structure, to the north of the McLean Metro station tracks. Cityline Partners serves as the master developer for the entire Scotts Run project.

Scotts Run Wegmans + Capital One Hall

Wegmans confirmed this fall that a new store, currently under construction, will debut there this summer. The 90,000 square feet of space will offer a differentiated grocery experience. Wegmans is known for having a robust selection of prepared hot foods, as well as expansive seafood, deli and bakery counters.

Managing Director Donna P. Shafer provided more details on the space, noting that different pieces of the project at Scotts Run North should open around the same time Wegmans does. Capital One Hall, the performing arts center, will launch a Black Box Theater and a Beer Garden this summer. Davio’s Northern Italian Steakhouse plans to open a restaurant at the base of Capital One Hall next year. Ballet, theater and musical performances arrive there once all facets are open. “It’s a game-changer,” said Shafer in an interview.

Scotts Run South + shipgarten

To the south, construction of the Archer Hotel is already underway. Hansel Phelps began construction in fall 2019 and the hotel opens in 2021. The Tysons Archer Hotel abuts the McLean Metro Station. Also, Tysons Biergarten will move to the Shipgarten multi-concept beer garden by early spring. Constructed out of shipping containers, Shipgarten will feature Roll Bar, EuroBar and Chalkboard BBQ & Craft Beer, as well as reopen Tysons Biergarten.

Roll Bar at Scotts Run will offer egg rolls, sushi burritos, poke bowls, salads and more. According to its online profile, the fast-casual concept will offer meal customization and varied menu pricing. This is the first of many concepts, according to founders Fahim Ghiacy and Albert Akopov. Expect to see a variety of Asian-inspired beverages, including Japanese beers, whiskey, sake, sake cocktails, and infused bubble teas.

Eurobar is another fast-casual concept that will emerge at the Shipgarten. Mediterranean pitas and bowls, with customizable choices like beef, lamb, or chicken doner kebab should provide plenty of choice. Chalkboard bills itself as a BBQ place with an ever-rotating menu selection. Beyond these new concepts, the popular Tysons Biergarten is sure to draw a crowd when it reopens. It offers German and Belgian biers and bier cocktails, and a menu of traditional German bierhall fare, including sausages, pretzels and bratwursts.

Scotts Run will benefit from enhanced connectivity to Tysons Corner Center, states Shafer. In the fall of 2020, a pedestrian and bicycle bridge will open, connecting the Scotts Run neighborhood with Tysons Corner. The projected path & bridge will run from Tysons One Place to Old Meadows Road in McLean.

The Heming by Skanska

Skanska USA’s residential building—The Heming—is slated to be built in Scotts Run South beginning this month. The residential tower will be one of two on the site, according to Shafer. Skanska’s high-end residential developments include Resa in the NoMa neighborhood of Washington, D.C. and in Boston, The Harlo and Watermark Seaport, which was sold two years ago.

Shafer says an application was recently submitted for the second residential tower at Scotts Run South. The second residential dwelling will also provide space for retail and restaurants. The Heming will rise about 28 stories and the adjacent tower will be approximately the same height.

The Heming, which seeks LEED Gold certification, will offer 410 luxury apartment residences. The tower will include ground retail and restaurant space. Those who are excited about the project will need to wait a bit. The residences will be completed in the fourth quarter of 2022, reported Skanska.

Skanska USA will invest $221M in The Heming project. The site at Scotts Run South is extremely attractive and the investment should pay big dividends. The company also disclosed the value of the construction project to be $150M. The parcel will connect to both City of McLean and to the Tysons Corner Shopping Center via the Old Meadows Road connector path.
