Kimco, Peterson welcome new retailers, restaurants to upgraded Gaithersburg marketplaces

At Kentlands, new restaurants, fitness center, Cinepolis opening by end of 2019

Kentlands Market Square has signed new leases. The ongoing redevelopment of Kentlands Market Square by Kimco Realty is bringing a new auditorium-style theater, Cinépolis, as we previously reported and expanding the market square with a promenade, creating new retail opportunities. WTOP is now reporting that Berries & Bowls, Brews and Barrels and Goldfish Swim School will join new, incoming retailers there, including Dog Haus and Cinco de Mayo, said the outlet.

Mod Pizza and Foundry Fitness, as well as a dual Tutti Frutti-Bonchon Chicken outlet, will all open by the end of the year.

Patrons will enjoy the new, cozier look once the construction teams have converted the Kentlands Market Square space, totaling 23,000 square feet. A new paseo will attract outdoor dining spaces along the pedestrian corridor connecting Market Street and the eastern surface parking lot.

Cinépolis USA will operate the new, 540-seat cinema, which will open by the end of 2019, according to WTOP. The renovated spaces and the new, state-of-the-art movie theater, should further add to the marketability of the center to prospective retailers and restaurants. Kimco Realty is also the developer behind The Witmer, a luxury apartments tower rising at Pentagon Centre on the south side of Arlington, Va.—steps away from the Amazon Arlington HQ2 campus.

Kimco Realty is betting big on the appeal of lifestyle centers. Developers in Gaithersburg, Md. are finding their properties attractive as consumers consider work, life and play around their full- and quasi mixed-use centers. The Flats at Crown West, being sold by Pulte Homes since March, arrive this spring. These condos unleash a new chapter of residential construction activity at the Crown development, once the site of a historic farm.


Similarly, Washingtonian Rio has big plans. It rebranded as simply Rio (“RIO”), while it finalizes $30M in renovations. It finally leased a long-vacant, former Romano’s Macaroni Grill restaurant and bar space, paving the way for a Yard House beer tavern that opened in December.

The AMC Rio Cinemas 18 are being revamped and a new Dave & Busters is being completed. Peterson Cos., the owner of Rio, expects the Dave & Buster’s entertainment and dining venue to open this summer, in addition to Silver Diner, as reported by Bethesda Magazine in the fall.
