Flats at Crown set to open in Gaithersburg

One-level condominiums mark new chapter for Crown development

The Flats at Crown condominiums mark a new chapter for the massive mixed-use development known as Crown. The land at Crown Farm was developed rapidly and began to see activity just five years ago. Then, the opening of restaurants, including Paladar and Coastal Flats, as well as the Cadence Luxury Apartment residences brought interest and life to the Downtown Crown lifestyle center, situated between the Harris Teeter grocery store on the west and the Crown West residential neighborhood, bordered by Fields Road and Decoverly Drive, on the east.

The Flats at Crown in Crown East will be marketed and sold by Pulte Homes, which is hosting a VIP celebration on March 23. Another set of condominiums were opened just last fall: The Copley at Crown residences are adjacent to the Harris Teeter on the west end, offering one-bedroom, one+den-, two-bedroom, two+den and two+loft units. Crown boasts a Ruth’s Chris Steak House, several casual-dining and fast-casual restaurants, in addition to retailers that include Lulemon and Great Gatherings, and LA Fitness gym.

Located in what’s called a super zip (code) zone (for highest per capita income and graduation rates), Crown sits next to Sam Eig Highway, which has direct access to highways 270 and 370, leading to the 200 toll road. It is also is situated one block south of Rio Washingtonian, a retail development with stores, including Target, Kohl’s, Pier One, and Dick’s Sporting Goods. Rio is home to Uncle Julio’s Mexican Restaurant, The Yard House beer tavern, Chipotle, Corner Bakery and several other restaurants, in addition to an AMC movie theater, which is undergoing a remodel.

The one-level Flats at Crown condominiums are expected to have robust interest. Its opening comes on the eve of the development of townhouses at Crown East. The Flats will offer the following floor plans based on its online profile:

  • Colton—2 bedroom one-level residence
  • Ethan—2 bedroom one-level residence
  • Finn—2 bedroom one-level residence
  • Ava—2 bedroom one-level residence
  • Brooklyn—2 bedroom one-level residence
  • Declan—2 bedroom one-level residence

It appears that all condominiums will offer two bedrooms. Also, the east section of Crown, which begins at Decoverly Drive, is mostly zoned for residential use, according to the original site plan.
